In short

Bournemouth is a coastal town rather than a city, but it has two universities and a student market split between the Lansdowne in the town centre and the Talbot Campus on the edge of Poole. Many private schemes are let through Bournemouth University's allocation system, which makes the university relationship central to a lender's view of income.

What drives student demand across Bournemouth, Christchurch and Poole?

Bournemouth University teaches at two sites: Talbot Campus, on the boundary with Poole, and the Lansdowne Campus in the town centre. Arts University Bournemouth is next to Talbot Campus at Wallisdown. The panel shows approximate HESA counts for the two universities.

The two universities house students in very different ways. Arts University Bournemouth runs its own Campus Halls, with 299 rooms for the 2026/27 booking cycle (Arts University Bournemouth, accessed September 2026). Bournemouth University allocates students to a mix of its own halls and buildings run by private operators, including Yugo, Campus Living Villages, Student Roost and Unite Students (Bournemouth University, 2025). That second model matters for finance, because it ties private beds to university demand.

Where is student housing built around Bournemouth University?

Student accommodation in Bournemouth sits in two clusters: the Lansdowne in the town centre and the Talbot Campus area on the Bournemouth and Poole boundary.

The Lansdowne

The town-centre hub around Bournemouth University's Lansdowne Campus, Christchurch Road, Bournemouth, and the train station, and the densest cluster of private student accommodation. ASN Capital Student Living's The Artisan on the Lansdowne advertises studios from £190 a week for 2026/27 (ASN Capital Student Living, accessed September 2026).

Bournemouth town centre

Office and hotel buildings close to the shops and seafront have been a steady source of conversions. Yugo's all-studio Rothesay House on Hinton Road opened for September 2026, with classic studios listed at £220 a week (Accommodation for Students, accessed September 2026). Plans were reported in April 2024 to convert South Western House on Glen Fern Road from offices into 137 en-suite rooms (Global Student Living, April 2024); we have not verified the outcome.

Talbot Campus and Wallisdown

The area around Talbot Campus and Arts University Bournemouth, on the Bournemouth and Poole boundary. It has its own Article 4 direction, in force since 1 May 2013, and university halls make up much of the purpose-built supply.

Winton and Charminster

Suburbs between the town centre and Talbot Campus, where many returning students share houses. The Article 4 direction covering the whole of the former Bournemouth area limits new small HMOs here.

What room types and facilities does Bournemouth student living offer?

Student accommodation in Bournemouth, Dorset, is a mix of university halls, large private buildings and converted offices and hotels near the town centre and seafront. The room types a scheme offers decide which students it attracts:

  • En-suite rooms in cluster flats: the standard first-year product, usually with bills and internet included, found in both university halls and private student living buildings.
  • Studios: self-contained rooms with a kitchenette, popular with international and postgraduate students. Rothesay House is all-studio, and Kaplan Living Bournemouth, which also takes students from 16, offers en-suite rooms and studio flats from £154 a week (Kaplan Living, accessed September 2026).
  • Shared houses: private rented homes let by landlords to groups of returning students, typically the cheapest option but without on-site staff or security.

Facilities matter less than location and price in a town this size. Students choose on walking distance to the Lansdowne or a bus route to Talbot Campus, the safety and security of the building, social space and whether rent includes bills, before gyms and cinema rooms, and most book student rooms months before the academic year. A developer who designs for those priorities can keep rent within reach of what Bournemouth University charges for its own halls.

How does planning in Dorset's largest town treat student accommodation?

BCP Council requires planning permission to change a house (C3) to a small HMO (C4) across the whole of the former Bournemouth area, under an Article 4 direction in force since December 2011, with Talbot Village in the Poole area following on 1 May 2013 (BCP Council, accessed September 2026). By limiting HMO growth, the direction pushes more student demand toward purpose-built rooms.

We found no recent PBSA planning decisions with bed numbers for Bournemouth, and the council's committee minutes for late 2025 showed no student schemes. That quiet pipeline is itself a factor: it limits competing new supply, but it also means there is little recent local evidence for valuers. See our guide to PBSA planning and use class.

How do we fund student schemes in South West England?

Bournemouth University's allocated halls for 2025/26 cost £166.56 to £199.58 a week for a standard en-suite on 42 weeks, and £184.12 to £245.15 for a studio on 50 weeks, including its residence life charge and a bus pass (Bournemouth University, 2025). Private schemes price around that band. When we arrange finance here, lenders tend to focus on:

  • The university relationship: whether the building is part of Bournemouth University's allocation or has a nomination agreement, and for how long.
  • Location: walking distance to the Lansdowne or a direct bus to Talbot Campus.
  • Conversion quality: for former offices and hotels, the cost plan, room sizes and the fit-out standard of each room type.
  • Trading evidence: with no published occupancy for the town, lenders rely on the operator's bookings.

Nomination income can support stronger terms than pure direct let; see nomination agreements vs direct let. For other south coast and South West markets, see Southampton and Exeter.

Questions

What is classed as purpose-built student accommodation?
Purpose-built student accommodation is housing designed and managed for students, usually en-suite rooms in cluster flats or studios, let by the room for the academic year with bills included. In Bournemouth it includes university halls and private buildings let through Bournemouth University.
Is student accommodation in Bournemouth a good investment?
Bournemouth has two universities, an Article 4 direction that limits new HMOs and little new PBSA in the pipeline, but it is a smaller market with no published occupancy data. The case depends on the building, its university links and the price. See is PBSA a good investment? This is market commentary, not investment advice.
Do Bournemouth University halls include private buildings?
Yes. Bournemouth University's allocated halls include buildings run by Yugo, Campus Living Villages, Student Roost and Unite Students as well as its own (Bournemouth University, 2025).
