Hull is a small, university-led student market with low rents. The University of Hull houses a large share of its first-years itself, private PBSA rents sit around £90 a week, and the most notable recent deal is the refurbishment of old halls rather than new build. Finance here is about buying and improving existing student property at the right price.

What shapes student demand in Kingston upon Hull?
One university sets the Hull student housing market, and its student population is modest by the standards of Leeds or Manchester. The University of Hull, often just called Hull University, owns, manages or directs over 2,300 rooms and guarantees new full-time undergraduates a single room if they sign up by 31 August of their entry year (University of Hull). Its Westfield Court village on campus alone houses 1,462 students, with each room let as part of a managed student community. A first-year guarantee on that scale means private PBSA in Hull competes mainly for returning, postgraduate and international students; international students are around a quarter of the approximate HESA count in the panel.
Students in Kingston upon Hull have also shown what they want. The university closed its 970-bed off-campus halls at The Lawns and Ferens in Cottingham in 2019, citing a shift in demand towards premium accommodation on campus (Global Student Living, September 2025). Private student accommodation in Hull has to be close to the university or clearly better than the student housing the university offers.
Across the city's student areas, we have found no verified figures for Hull's total student accommodation (PBSA) bed stock, its pipeline, a students-per-bed ratio or occupancy, so we do not quote them.
Where does student accommodation sit in the City of Kingston upon Hull?
Purpose-built student accommodation in Hull clusters around the University of Hull campus on Cottingham Road, with shared houses along Newland Avenue and Beverley Road and a smaller market in Hull city centre.
Cottingham Road
The frontage of the University of Hull campus and the strongest location for student accommodation and student housing. Cottingham Road locations command the most demand. An application for up to 37 student spaces at the former Hull Grammar School on Cottingham Road was reported in January 2025; we have not verified the outcome (Global Student Living, January 2025).
Newland Avenue
The main student street next to the campus, with shops and cafes nearby, where much of the private student housing close to the university is shared houses in the surrounding terraces.
Cottingham
A village just north of the city, inside the East Riding of Yorkshire council area rather than Hull, and home to much of the university's historic student housing. MCR Property Group bought the former Lawns and Ferens halls for refurbishment back to student use, plus around 90 new homes; no planning application had been submitted and no new bed count stated as at September 2025 (Global Student Living, September 2025).
Beverley Road and The Avenues
The student corridor into the city centre, with bus transport along its length, and the terraces around Pearson Park, where student housing is shared with young professionals.
Hull city centre
Student accommodation around the Fruit Market, the Old Town and the marina sits some distance from the main campus, so it depends more on students who want city living than on walking time to lectures.
What do rents in Hull, East Yorkshire mean for a scheme's numbers?
Student accommodation rents in Hull are low by national standards, which makes the city affordable for students but tight for developers. StuRents listings average about £90 per person per week for purpose-built apartments and £74 for student houses before bills (StuRents, accessed September 2026), against a national PBSA listings average of about £132 (StuRents). The university's own rooms, a useful value benchmark for any bedroom type, start from £99 a week at Taylor Court and run from £135 to £315 at Westfield Court, bills included, for 2026/27 (University of Hull).
At that level of rent, new-build student housing is hard to make work anywhere in the PBSA market outside the biggest cities: Unite says weekly rents now need to exceed £300 for new development to be viable outside London (Unite Group, July 2026). That is why the activity in Hull is refurbishment and repositioning of existing buildings.
What should a developer check on planning in Hull, England?
Hull City Council is the unitary authority for Kingston upon Hull, separate from the East Riding of Yorkshire council that covers Cottingham, so a scheme on the university's northern edge may fall under a different planning authority from one on Newland Avenue. We could not verify Hull's HMO Article 4 or PBSA policy pages, so we confirm the current position with Hull City Council for each site. Any building of at least 18 metres or seven storeys needs Gateway 2 approval under the Building Safety Act.
How do we fund student property in Yorkshire and the Humber?
In a student accommodation market like Hull, the finance that matters is for buying and improving buildings, not building from scratch. Lenders will look at the purchase price per room against local rents and bills, the cost of the refurbishment and its programme, the facilities and accommodation students will pay for, fire safety and security upgrades, who will operate the property, and whether it can let in competition with the university's guaranteed rooms. Affordable, well-run properties in the student areas where students want to live, with a real community, are the ones that let.
